Every sale and every lease requires the association’s approval before closing or occupancy. The process is the same for both:
Leasing terms, minimum lease periods and any limit on the number of leases per year are set by the association’s declaration and rules. Ask the office for the current leasing rules before marketing a residence for rent.
Estoppel certificates are issued by the management office in accordance with Florida Statute 718.116(8). Send the request by email with the unit number, the owner’s name, the anticipated closing date and the title company or law firm handling the closing. Condominium questionnaires for lenders and requests for the association’s insurance certificates follow the same route.
Fees for these services are those permitted by statute and are confirmed when the request is received.
Register every showing with the front desk in advance; buyers and prospective tenants are received at the lobby and accompanied by the listing agent or the owner. Please check with the office before placing signs, lockboxes or open-house notices in or around the common areas, which are subject to the association’s rules.
Moves are scheduled with the management office and use the service elevator. Ask the office for the current moving hours and for any deposit and mover-insurance requirements when you schedule, and share them with your clients and their movers ahead of the date.
Under Florida Statute 718.503, a seller provides the buyer with the association’s governing documents, the current budget and the Frequently Asked Questions and Answers sheet. The management office can furnish current copies to the seller or to the buyer’s closing agent on request.
The association’s official records are published for unit owners and residents in the protected Resident Area of this website, in accordance with Florida Statute 718.111(12)(g). They are not available on the public pages.
